It’s located on the building’s northeast corner and features big living room views stretching almost 180 degrees from the canyon's red rock walls, to the end of the box canyon and Ingram Falls, and all the way into Bear Creek. But don't stop looking from the living room. The sprawling rooftop patio features 360 degree views from down valley to the box canyon and red rocks to the ski runs. But the views are just part of what makes this property’s location so ideal! A short walk from this luxury condo will get you wherever you need to be in Telluride. The Gondola and ski area are just two very short blocks (3-5 minute walk) to the west from this luxury penthouse condo. Telluride's main street, Colorado Ave, is two short blocks (3-5 minute walk) to the north. And right out the door is the entrance to the River Trail that will take you directly to Town Park for festivals in the spring, summer, and fall and ice skating at the town rink in the winter (5-10 minute walk). In the other direction, the River Trail will take you along the San Miguel River through town for an amazing and relaxing scenic walk. You can link the river trail up with the Telluride Valley Floor and walk/hike a few miles to the west to Telluride Brewing Company and Telluride Distilling Company, both headquartered with tasting rooms and production facilities in Lawson Hill, just outside of town. As you enter into the third-story condo, you're quick to notice that you are entering into a home equipped with the highest quality designer furniture, appliances, light fixtures, and finishes. Everything has been hand-selected with precision and care. The entryway features a bench for guests to sit down and take of their shoes flanked by two large closets for storing jackets, gloves, hats, and whatever other clothing or festival gear you have. To your right is the dining area with a beautiful wood dining table large enough to seat eight guests. Behind the table is one of many windows looking out to Ajax Peak and the box canyon. Between the dining area and the living room is a fantastic contemporary gas fireplace to provide warmth and ambience during Telluride's beautiful snowy winter. The living room features a large sectional couch and a modular coffee table. A 55" Samsung flatscreen TV is mounted on the half-wall between the living and dining area. Behind the living room is the well-appointed modern kitchen with custom Miele appliances including a built-in coffee and espresso machine. The kitchen has a breakfast bar that seats up to four guests.

This custom stainless steel and glass staircase beside the kitchen takes you up to the penthouse patio. This patio features a large ozone hot tub (ozone hot tubs use ozone as a natural sanitizer to kill bacteria and contaminants without strong chemicals). The outdoor patio has a large couch for relaxing and soaking up the sun as well as an outdoor dining table and plenty of seating. The patio features and outdoor gas fireplace with changeable LED lights for both heat and style. Cancellation Policy
If tenant cancels his/her stay more than sixty (60) days prior to the first day of the scheduled stay, then tenant will receive refund of rental charges paid less ten-percent (10%) of gross rental charges. No refunds are available within sixty (60) days prior to the first day of the scheduled stay.

In the event of a refund, Telluride Luxury Rentals and Real Estate shall return all amounts owed to tenant within thirty (30) days.

Deposit Policy
50% of total booking charges due upon confirmation of reservation. Remaining 50% due on or before sixty (60) days prior to the first day of the scheduled stay. Please carefully review the cancellation policy.

A $59.00 Damage Protection plan has been offered and is included in all reservations. This Damage Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000.00.

Any damages that exceed $3000.00 will be charged to the credit card on file or invoiced to tenant for immediate payment. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Plan coverage are contained in the Certificate of Insurance or Insurance Policy available online at www.vacationrentalinsurance.com/10sdi. The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Telluride Luxury Rentals & Real Estate, Inc. any amount payable under the terms and conditions of the Damage Protection plan. Please contact Telluride Luxury Rentals & Real Estate Inc. directly if you do not wish to participate in this plan or assignment.
